The villages have been designed with affordability in mind. Our homes vary in design, size and position in the Estate. Our sales or village manager will provide you with the latest list of available homes and prices at the time of your enquiry.

In Leasehold, the lessee obtains an interest in the land only and does not pay any stamp duty. This interest is registered with the Government.
In Freehold, the purchaser obtains the land interest and pays stamp duty and their name is on the title.
Leasehold arrangements are the established form of residence in Australian retirement villages.

The Retirement Villages Act (NSW) governs conduct and contractual arrangements of all retirement villages in New South Wales and is administered by the Office of Fair Trading.

You may have to pay a departure fee when you leave this village. You may have to share any capital gains received with the operator of this village.

All homes are fitted with an emergency call system monitored 24 hours per day, 7 days per week by qualified telehealthcare operators.

The home is sold and the proceeds, minus certain residuals as per your lease documents, revert back to you or your estate.

The General Service Fee covers the costs of operating and maintaining the common services and facilities that you will enjoy at the Estate. For more details, please ask your sales or village manager.

The Estates have their own community facilities including kitchen, meeting and consultation rooms. The facilities on offer vary between villages, so contact your sales manager for specific details.

The General Service Fee makes provision for our gardening team to maintain all communal areas within the estate including the common gardens of all homes. Residents are responsible for gardens within their home – alternative arrangements can be made with the Village Manager.

The general maintenance and repair to the outside of your home is included in the General Service Fee. You are responsible for the cleaning of your own windows and repairing any damage caused by you or your guests.

Pets are allowed and are subject to village rules.
